When working with a Real Estate Agent on a Short Sale, you will need the following information and documents.
□ Sellers Authorization to Release Information. You must list on this form ALL names of people that you are giving permission to speak with your lender(s) about your Short Sale request.
□ Hardship Letter - Your lender will require a handwritten letter, not to exceed one page, explaining your hardship and the reason you are requesting the Short Sale. This letter MUST be signed by all Sellers.
□ IRS Tax Returns - Provide 2 previous years tax returns
□ W2 - Provide 2 previous years
□ Copy of Driver's License (or other approved ID)
□ Bank Statement - Provide 4 months of bank statements. These should be from your primary bank account. However, the lender may request bank statements form ALL open bank accounts as the process evolves.
□ Current Lender Information - Submit statements and/or payment coupons for ALL loans recorded against your home.
□ Pay Stubs - A minimum of 4 weeks worth of pay stubs.
□ Complete Financial Report - This will be a complete listing of all monthly household income and all monthly debt.
□ Complete Business Financials - These will apply if you are self employed and do not receive W2 tax filling status.
